The challenge
A commercial landlord with a strong focus on carbon reduction wanted to lower the energy consumption of one of their industrial units in Indian Queens, Cornwall.
The property was heated by a 30kW combi boiler supplying a radiator system for office use during working hours. Although the unit’s gas demand was relatively modest, the landlord’s broader aim was to cut carbon emissions across their entire estate.
Prior to the OH4 installation, the site consumed 10,507 kWh of gas annually, producing 1.9 tonnes of CO₂ and costing £735 per year. The challenge was finding a simple and cost-effective way to cut energy usage without replacing existing equipment.
Our solution
In May 2024, OH4 Energy Saving Technology was installed at the industrial unit.

- No downtime or disruption to the heating or hot water system
Before installation, a 15% reduction in gas usage was projected and guaranteed at least 10%.
The results
The system’s impact was tracked using monthly meter readings adjusted for degree days to provide a fair, weather-independent comparison.
Between May 2024 and May 2025, the industrial unit achieved:
- 16% reduction in kWh per degree day
- £117.60 annual saving on heating costs
- 0.4 tonnes of carbon saved
- 33.6% return on investment within the first year
The outcome demonstrates that OH4 delivers meaningful savings even for smaller commercial sites, helping landlords achieve both financial savings and measurable carbon reductions.
